Hayvenhurst Residence
A 1962 ranch rebuilt around light — new envelope, new circulation, same footprint.
The Brief
A single-storey ranch with good bones, bad insulation and a plan that sent every route through the kitchen. The owners were clear that they did not want to get bigger — they wanted the same house to work.
The Design
Circulation was re-drawn first: a spine corridor along the north side frees every living room from through-traffic. Glazing was enlarged on the garden elevation and reduced on the west, which is where the afternoon heat load lives in the Valley.
The Build
Because the footprint did not change, the work stayed inside a remodel scope rather than an addition — but the envelope, electrical and mechanical systems were treated as new construction, including a full re-insulation and a re-sized HVAC design.
The Finish
A printed wall runs the length of the new corridor: a continuous abstract landscape, produced in four registered panels so the joint lines fall on the door reveals.
